BASIC PRICES INCLUDE

Delivery - Deliver your manufactured home to your site anywhere within reasonable miles of our sales center provided delivery can be accomplished with standard highway toter. Note: Barge and ferry fees are not included.

Set Home - Support and level our home to meet or exceed the State and County specifications.

Seal and Finish - Seal and paint the exterior of the home at roof joints and end seams. After the power is hooked up and the heat turned on, we finish drywall and interior trim and detail work. We also repair stress cracks after one year.

Carpeting - Lay padding and carpet in designated areas according to the factory specifications.

Water Connection - Connect and check water line, when line is to the perimeter of the home. We can not dig trenches. We will check for water leaks, water pressure, and plugged lines in the home and make repairs if needed.

Sewer Connection - Connect and check sewer line, when line is to the perimeter of the home. We will check for sewer line leaks and proper drainage, and make repairs to the home's portion of the system if needed.

Cleaning - We will do a general cleaning of your home. Vacuum carpet, clean the kitchen and both bathrooms as well as the vinyl floors.

Running Gear - Remove tires, wheels and axles. Hitches will be stored under the home, all tires, wheels and axles will be returned to the transporter.

Inspection - We will do a walk-through with you and assist you in inspecting and checking out your new home. We will report all shortages and damages to the manufacturer and cooperate with the manufacturer in performing all authorized warranty responsibilities. At this time the Home and keys will be turned over to the buyer, providing all monies are paid to the dealer.
CUSTOMER CONTRACTOR RESPONSIBILITY
Obtaining Permits - Obtain, pay for, and provide copies to us of all the required permits including but not limited to building, sewer, water, electrical and structural. These must be received prior to ordering your home.

Site Preparation - Arrange for all necessary site preparation and modifications at your lot including, leveling within 4 inches over the area of your home, filling and compacting the ground, building foundations, pouring slab, installing tie downs if needed, placing the manufactured home at your location on sound and proper footings(Customer to pay for any robo-cat costs needed). All site preperation is your responsibility at your cost.

Water and Sewer Connections - Have the water and septic tank or sewer connections available at the time of delivery.

Electrical Connections - Promptly arrange for electrical hookup to the manufactured home immediately upon commencement of installation. Hookup includes wiring to the meter base and from there to the home's panel box plus all crossovers on multisection and expandable units and all uninstalled interior and exterior light fixtures, receptacles, water heaters and other appliances left unconnected by the manufacturer. We do not handle nor are we permitted to handle any part of the electrical hookup.

Presence at Site - Be present at the home site at the time of the delivery of the home to the property, the final walk-through inspection and checkout. Insurance considerations require that you do not enter the manufactured home during installation procedures.

Gutters and Downspouts - Install gutters, downspouts and dry wells as required by the county.

Skirting - Select and install skirting (Pressure treated wood, aluminum, vinyl or cement split block). Including the strip connecting the home to the skirting, referred to as the "Belly Band".

Porches, Decks and Steps - Install porches and steps at each entry of the home. This is the minimum amount required by the county.
